What it is
Insulation grants are part of SEAI's individual home energy grants. Each measure has its own fixed amount, which depends on the type of home. The figures on this page are the maximums for a detached house; semi-detached, terraced homes and apartments get lower amounts.
You can combine measures, for example attic and cavity wall insulation, and claim them with heating controls, windows or a heat pump.
Who qualifies
- Your home was built and occupied before 2011
- You own the home and it has an MPRN
- The work is done by a contractor registered with SEAI for that measure
- You get your grant offer before any work starts
- Higher fixed grants apply if you get a qualifying welfare payment, are a first-time buyer, or the home is a HAP or RAS home
How much you can get
| Attic insulation | Up to €2,000 |
|---|---|
| Cavity wall insulation | Up to €1,800 |
| Internal wall insulation (dry lining) | Up to €4,500 |
| External wall insulation | Up to €8,000 |
| Post-works BER | Up to €50 |
- Amounts are the maximums for a detached house. The Declaration of Works asks for the cost of each measure including VAT.
- If your SEAI grants come to more than €10,000 in a calendar year, you need tax clearance before SEAI can pay.
Official maximums from SEAI homeowner application guide (PDF), checked October 2026. What you get depends on your home and the work.
How to apply
- Check your home qualifies. It must have been built and occupied before 2011. Find your MPRN.
- Choose an SEAI registered contractor. Get a quote for each measure and note their company name and SEAI ID.
- Apply to SEAI online. Wait for your grant offer before any work starts.
- Get the work done within 8 months. Your contractor completes each measure.
- Get a post-works BER. A registered BER assessor publishes a new BER for the home.
- Claim the grant. Send the signed Declaration of Works and a Request for Payment.
Do you need approval before work starts?
Yes. Wait for SEAI's grant offer before any insulation work starts. The work must then be finished within 8 months.
What your contractor must provide
- Company name and SEAI ID, for your application
- A Declaration of Works signed by the contractor's nominated person, the BER assessor and you
- The cost of each measure, including VAT
- Your declaration that you've paid in full or agreed a payment schedule

Questions about the SEAI insulation grants
How much is the attic insulation grant?
Up to €2,000 for a detached house. Semi-detached and terraced homes and apartments get lower fixed amounts.
Is my house too new for an insulation grant?
Insulation grants are for homes built and occupied before 2011.
What's the difference between internal and external wall insulation?
Internal wall insulation (dry lining) is fixed to the inside of the outside walls, room by room. External wall insulation wraps the outside of the house and is then rendered. External insulation has the larger grant, up to €8,000 for a detached house.
Do I need a BER after the work?
Yes. SEAI pays once a registered BER assessor has published a post-works BER for your home.
